The developer Bella Casa Resort LLC is developing a
condo resort in which the units are sold on a fee simple basis which usually is
one unit to one owner. The developer here by makes NO assurances,
warranties, guaranties or promises regarding how many days a unit can be rented
if at all and no assurances or representation as to any rental rate if any at
all to the buyers of the units. This is not a securities,
but a real estate transaction with no representation or promises in the growth
of value in the real estate. The potential buyers of these condominiums must
evaluate with their financial or legal advisors as to their individual goals
and needs. The zoning for this development is daily rental which means
that a unit can be rented out on a daily basis similar to the way a hotel
functions. In addition the buyer of a unit cannot live in there unit in
excess of 178 consecutive days.
